Property Tax Appeal Information

Every resident should be paying only their fair share of taxes. But, for a variety of reasons, that’s not always the case. As it turns out, many homeowners are over-assessed and overpaying their property taxes. The grievance process could afford you thousands of dollars of savings a year on your taxes.
Residents can absolutely grieve their taxes themselves. However, the Gold Property Tax Reduction Group has the knowledge and expertise to help you gain the greatest reduction in your assessment. Remember- you are only charged if we successfully reduce your taxes, so there is no downside to filing an appeal.
It’s easy. If you’ve received a letter from us, you can visit your personal URL which is in the letter or fill out the form on the first page of this site, sign, date and submit it. Then there is nothing else for you to do. We take it from there. Just make sure you sign and date your authorization prior so that we receive it prior to June 16th.
If we cannot reduce your taxes, there is no fee. Period!
If we are successful in reducing your taxes, our fee is based on how much money we have saved for you! We take 50% of the property tax reduction we get for you for only the first year. For example, if are successful in getting a $1,500 reduction for you, we will receive a $750 fee. 100% of all savings after the first year are yours to keep.
Once you sign the authorization form, we take care of the rest! We prepare your case to be presented in front of the Board of Assessors. If we are unhappy with the results at the BAR level, we will bring in the case in front of SCAR (Small Claims Assessment Review) *. There are no upfront fees and you only pay if we are successful in getting you a reduction.
* There is a $30 court-imposed fee in order to file for a SCAR hearing.
By law, your property taxes CANNOT be increased as a result of filing a grievance of your property taxes. The Board of Assessors and SCAR do not have the authority to increase your taxes, they can only decrease.
The Board of Assessor Review allows you to file a property tax grievance every year, EVEN IF YOU RECEIVED A REDUCTION LAST YEAR. It is possible to lower your taxes again and again. However, if SCAR granted you a reduction of your tax assessment last year, while you can file for a reduction with the Board of Assessment Review, you will be unable to appeal that decision with SCAR this year.
Any exemptions that you may qualify for, such as STAR or Veteran’s exemption will not be affected as a result of filing a property tax grievance.
You do not need to have an appraisal to file a grievance. Our sophisticated technology allows us to use comparable sales data and marketing analysis to make the best case for a reduction of your tax assessment. Under certain circumstances, we may request an appraisal or other supporting documentation from you, but we will never charge you without your prior authorization.
The savings that you will receive from your reduction are not retroactive and do not apply to prior tax bills.
